*Position Summary

This full-time position, located at our beautiful 265-space, 55+ manufactured home community in Torrance, will work in unison with the community manager to assist in the park operation and with resident relations. There will be daily interactions with residents, prospective residents and vendors, as well as office duties including basic bookkeeping functions. The ideal candidate will possess strong customer service and superb organizational skills, and have a friendly, helpful disposition.

*Position Performance Objectives

Open/close the office and assist with daily unlock/lock-up of the facilities
Reception of park phone calls, respond to resident inquiries and email communications, and assist with inquiries from residents, prospective buyers/renters, and any other "visiting" person(s)
Collect rent, reconcile, batch, prep, post to Rent Manager; make deposits via check scanner
Assist with accepting applications for residency
Collect daily mail, open and route
Review home improvement project applications to ensure compliance and completeness before submitting to Community Manager for final review
Create maintenance Service Tickets with direct involvement for follow through, documentation, resolution, and closing of tickets
File paper documents and/or scan and save to various software
Document/ticket unauthorized vehicles in visitor parking areas
Assist with the preparation of Resale Inspection Notices to homeowners
Prepare various violation notices to residents, adhering to mobile home park operation guidelines
Report all injuries immediately

*Key Competencies

Knowledge of standard business concepts, practices and procedures
Experience with property management software such as Rent Manager or Yardi
Computer literate in: MS Office, Adobe, Internet, etc.
Discretion in situations that call for confidentiality
Work efficiently, handle multiple projects with appropriate prioritization, adhere to deadlines and adapt to evolving circumstances;
Work independently and in a team environment
Follow verbal and written instructions and assignments
Manage multiple assignments and deadlines

*Physical Requirements

Has the ability to work at the mobile home park office in front of a computer screen/typing approximately 80% of a typical working day;
Has the ability to bend, reach and lift boxes and office supplies up to 30 pounds.

*Experience Requirements

Minimum two years of general office experience
AA degree minimum
Experience in property management administration, preferred

Hourly Range/Schedule: $17 - $20 per hour, DOE, Full-time, 40 hours per week, Mon-Fri 8 am to 5 pm, 1 hour for lunch
